Understanding your obligations regarding smoke alarms in residential dwellings in Queensland can be daunting. If you're a home owner, have investment properties that you lease out, or are looking at selling or buying a residential property in Queensland, you will need to know you obligations.

What are the regulations in Queensland?

New requirements for smoke alarms in Queensland homes were introduced in 2017.

From January 1st, 2017, all new homes being built or substantially renovated, and all homes being leased, must meet the new requirements.

Starting January 1st, 2022, all homes being sold are also required to meet the new requirements.

Owner-occupiers have until January 1st, 2027, to comply with the new requirements.

Smoke alarms are needed in every bedroom, hallways connecting bedrooms, and at least one alarm on each level.

Additional requirements include clearances from dead air spaces and lights, fans, and A/C units.

What type of smoke alarms can be used?

Smoke alarms must be labeled with 'AS3786-2014'.

They should have a photoelectric sensor (not ionization type).

Alarms can be hardwired (with battery backup) or powered by a non-replaceable battery designed to last 10 years.

All smoke alarms must be interconnected, so when one activates, they all go off.

Existing hardwired alarms must be maintained when upgrading an existing property.

Wireless interconnection is also acceptable.

Where do smoke alarms need to be installed?

Smoke alarms have specific installation requirements.

Clearances are needed from light fittings, ceiling fans, and air conditioning ducts and vents.

Suitable clearance must be maintained from corners of walls and ceilings.

Requirements vary for sloped ceilings and exposed beams/rafters.

Interconnection can be achieved through hardwiring or wireless communication.

Renting or leasing a residential property in Queensland?

Residential properties being leased must meet the new requirements since January 1st, 2017.

Landlords are responsible for ensuring proper smoke alarm installation and testing before a lease starts or is renewed.
